Brokers must work through a multitude of legal issues, even beyond the typical issues of preparing property titles, inspections, contracts, etc. For instance, they must know whether they are entitled to a commission in unusual cases. They must know how to comply with real estate law when a buyer or seller breaks a purchase agreement, listing agreement or other real estate contract.

It can also be extremely difficult to know who to represent in a sale and how to enforce your rights. Real estate law now allows brokers to represent buyers, sellers, both or none, but they must know the different standards and obligations they owe depending on who they represent.

Too many brokers get caught in traps where they should represent themselves, but still have to put buyers' and sellers' interests first. You many have a fiduciary duty to one party, while the other is only a customer. I can help brokers get through these difficult situations.
